Beachfront at Zazen Boutique Resort & Spa
Zazen is positioned directly on the waterfront, but beachfront quality is compromised by concrete infrastructure, jet ski noise, and neighboring derelict properties.
Recent reviews (mid-2025 onwards) consistently report negative beachfront aesthetics and operational issues. The most recent claim from August 2026 (468264) acknowledges the beach is not ideal but notes alternative beach accessibility, suggesting ongoing guest awareness of the limitation.
What the reviews tell us
Resort is positioned directly on the waterfront with rooms extending to the beach, eliminating the need to cross roads or walk far to reach the water.
Unattractive concrete infrastructure fronts the beach, detracting from the aesthetic appeal of the waterfront despite direct access.
Private beach experiences significant noise from jet skis and motorboats, limiting the tranquility of the beachfront setting.
Beach area is compromised by neighboring derelict properties and heavy morning congestion from tour operators, creating an unappealing atmosphere.
Other beaches on the island are easily accessible by walking or taxi for those seeking alternatives.
Zazen Boutique Resort & Spa enjoys a direct waterfront location on Koh Samui's beach, with rooms reaching to the shoreline. However, the beachfront experience is significantly diminished by practical and aesthetic issues. The property features a private beach, but reviewers report substantial jet ski and motorboat activity creating noise pollution. The beach frontage includes unattractive concrete structures, and the broader beach area is marred by neighboring derelict properties and heavy tourist congestion from day-trip operators in the mornings. For guests seeking a pristine, tranquil beachfront setting, the immediate surroundings fall short despite the property's direct waterfront position. Guests can access other beaches easily by walking or taxi if they prefer alternatives.
Direct waterfront position versus poor beachfront experience quality
The property's location advantage (direct waterfront, no road crossing needed) is substantially undermined by negative beachfront conditions. Claim 476063 notes the resort is 'right on waterfront of beach,' which is factually accurate regarding proximity. However, claims 475575, 476123, and 472862 reveal that this waterfront position does not translate to a desirable beach experience due to concrete infrastructure, jet ski noise, derelict neighboring properties, and tourist congestion. This represents a disconnect between location proximity and actual guest satisfaction with the beach setting.
The evidence
Both sides shown — including dissenting reviewsBeach isn't great but easy to walk or taxi to other beaches if needed
quite a lot of ugly concrete fronting on to the beach
on the private beach there are many jet ski and motorboats and it is not quiet
I didn't like the beach area. The neighbouring properties are derelict. In the morning, lots of tourists wait at the beach as they are getting on boats for day trips
If I had something to say , it would just be a tip to add one or two small slabs that lead directly to the rooms located on the beach. It would be much easier when you are a woman who wears heels at night, without having to walk in this strip of sand in heels
